Airbnb’s total booking price is almost always higher than the nightly rate that appears in search results, often by 40–80 percent. Cleaning fees, service fees, city taxes, and various mandatory extras are disclosed — but disclosed at the end of the booking flow, after most guests have become psychologically committed to the listing. The practice is legal and common. Understanding exactly what to look for before you click “Book” prevents the surprise and allows for genuine price comparison with hotels.
The Complete Airbnb Fee Checklist
The Cleaning Fee
Cleaning fees are set by hosts and can range from $0 to $300+ per stay regardless of number of nights. A property with a $50 nightly rate and a $150 cleaning fee is actually $200 for one night — $100 more than a hotel at the same price. Divide the cleaning fee by the number of nights you’re staying to understand its per-night impact. Cleaning fees are most egregious on one and two-night stays; on longer stays they amortize to a reasonable per-night addition. Switch Airbnb’s search to display “Total before taxes” view for accurate comparison.
The Service Fee
Airbnb charges a service fee of approximately 14–16% of the subtotal (nightly rate × nights + cleaning fee). This fee goes to Airbnb, not the host. On a $200/night 5-night booking with a $100 cleaning fee, the service fee adds roughly $170. There is no way to avoid the Airbnb service fee when booking through the platform. Some hosts list on VRBO and direct booking sites at lower effective prices specifically because of Airbnb’s service fee structure.
The Mandatory “Extras” That Should Be Included
- Some hosts charge for parking when it’s the only available option — effectively a mandatory fee not reflected in the listing price
- Pool heating fees are now common in warm-climate properties — $25–$75/day for heated pool access that the listing implies is included
- Early check-in and late checkout fees, charged separately, can add $50–$100 for flexibility that most hotels include for loyalty members free
- “Resort fees” charged by vacation rental managers — not hosts — added at checkout for amenity access
The Rule
Always click through to the full price breakdown before comparing Airbnb to a hotel. The “Total before taxes” display on Airbnb, divided by the number of nights, gives you the true nightly cost. On short stays of 1–3 nights, hotels are frequently genuinely cheaper once cleaning fees and service fees are factored in. On stays of 5+ nights, Airbnb’s total often becomes competitive. The decision should be based on total price, not the headline nightly rate. That comparison takes 60 seconds and produces a materially different booking decision a meaningful percentage of the time.
